Council is producing a revised Local Housing Strategy, with support from consultants, HillPDA.
The revised Strategy has been prepared to address strong population growth across the Murray River Council area - particularly in Moama - and to ensure housing supply, infrastructure planning and community needs are aligned for the short and long term.
The LHS Revision responds to feedback from Council, NSW Government agencies and industry that the current 2023 Strategy lacks clarity and clear policy direction. The updated draft provides a more consistent, data-driven framework for managing housing demand, guiding land release and supporting diverse and affordable housing options.
Key elements of the LHS Revision include:
- Updated population and dwelling projections to 2046, with Moama identified as the main growth area.
- A clearer framework for where and how future housing should be delivered, with a focus on consolidating development around existing townships.
- Staging plans for Moama and key towns to guide orderly growth and infrastructure delivery.
- Policy direction to support housing diversity, affordability and age-friendly design.
- Guidance for assessing rezoning requests and development proposals to ensure they align with strategic priorities.
- Integration of infrastructure, environmental constraints and cross-border growth considerations.
The initial draft has been informed by extensive consultation with government agencies, the development sector, local stakeholders and previous community feedback. It identifies opportunities to work with neighbouring Victorian councils to coordinate land supply and growth.
